9,900 SF Multi-Tenant Building Planned at Carter’s Crossing

The Silver Cos. is planning a 9,900-square-foot multi-tenant retail building in the Carter’s Crossing development off U.S. 17 in Stafford County.

The building is planned just to the southeast of the newly opened Panera restaurant at the front of Carter’s Crossing.

Carter’s Crossing is a mixed use development which features over 34 acres of retail users including anchor tenants: Target, PetSmart, and Pohanka Honda. Other tenants include Verizon Wireless, Tropical Smoothie, NextCare Urgent Care, and Subway and Hair Cuttery. Recently a eatery, Aladin’s Mediterranean Grille and Panera was opened and a Wawa C-Store was opened early 2014.

One of the greatest benefits of this development is that it is strategically located at the intersection of I-95 with 160,000 ADT, and Route 17/Warrenton Road with 55,000 ADT. This site has great visibility from the interstate and route 17 and is also located at the first signalized intersection off of I-95 exit 133.The surrounding area also proves to be beneficial for the shopping center. This site is in close proximity to 11 hotels providing over 1,000 rooms, Geico of Fredericksburg (regional headquarters) with 4,000 employees, University of Mary Washington College of Graduate and Professional Studies with 1,200 students, and large housing developments featuring over 2,500 homes.This area is planned for exponential growth over the next few years, with upcoming road improvements to Route 17, and large planned residential communities in pre-development stages, the area will provide a great platform for future investment.

Silver officials are working on leases for the new building but say nothing has been finalized. The proposed site plan will be before Stafford’s Technical Review Committee on April 9.
